The Tax office aims to provide comprehensive information regarding the upcoming Tax Sale period scheduled for November and December. Recognizing the busy nature of this season, we hope that summarizing key dates and payment methods will assist everyone in their planning. Please be aware that any delinquent Water/Sewer and Property Tax balances exceeding $10.00 may be eligible for Tax Sale, which will occur electronically on Thursday, December 18, 2025, in accordance with N.J.S.A. 54:5-1 Tax Sale law.

The Tax office will be closed on November 4 for Election Day and November 11 for Veteran’s Day. The grace period for November payments will be Monday, November 10. It is important to allow 3-4 days for mailed payments, as postmarks are not considered valid; payments must arrive by November 10 to avoid incurring interest and Tax Sale fees. Please note that reminder notices will not be sent, so it is advisable to contact the Tax office for your current balance. Starting Tuesday, November 11, credit cards, personal checks, and online payments will no longer be accepted for overdue accounts.

The Tax Sale list will be compiled and forwarded to RealAuction on November 14. At that time, the only accepted payment methods will be cash, cashier’s checks or money orders, with online payments not being an option. This procedure specifically pertains to property owners who are delinquent. Tax Sale notices will be mailed during the week of November 17, detailing the accepted payment methods. Any personal or business checks received in the mail during this period will be returned, accompanied by a note outlining the correct payment procedure.

Important Dates to Remember:

  • November 27/28: Tax office closed for the Thanksgiving holiday
  • December 1-3: Second tax notice will be mailed
  • December 17: Payments will be accepted until midday December 17, prior to the Tax Sale
  • December 18: 2025 Tax Sale will be held electronically – No payments will be accepted
  • December 25: Tax office closed for the Christmas holiday
